    Hey Will, I’m going to have a crack at mortgage brokers properly, and lean back in to the things I’ve learnt on your program, which I haven’t used enough when dealing with real estate agents (probably because I know a lot of them so well so gravitate to just picking up the phone). Can you take a look at this to let me know your thoughts? (I’ve adapted the Buyers advocate one you’ve seen before)

    Although you’re based in Melbourne, I’m sure you’re helping clients purchase all over Australia.

    Does this mean you have to recommend several different conveyancing businesses to client’s dependant on the State they’re purchasing in?

    Most Mortgage Brokers I speak to have a large list of different companies and conveyancers they refer to for each State they help client’s purchase in.

    Your subject is super unsexy. Practical subject lines can work but can you make it more interesting?

    The “I’m sure you’re” isn’t great in the first line. It looks like you haven’t done your homework. Can you make a bolder hypothesis here?

    Finally, can you reduce the fanciness a little. If you read some of this out loud it would sound a little odd and not very conversational.

    Same with the next line. It’s better to be bold than ask a question.

    Avoid giving two benefits in your emails (split into two or deliver a longer email with 3+).

    The first line doesn’t make sense to me.

    There isn’t much of a curiosity loop in these emails either. I get that you’re representing a legal firm and so want to sound professional but I’d still try and add some curiosity where you can.

    I get it. There’s commission on the line.

    This is much better than the other two. Telling a story really works.

    Can you give a benefit or drive some curiosity in the subject line rather than giving away the secret?

    “We swoop in when things go wrong…”

    I don’t think you need to keep saying “at bond property lawyers”. The prospect doesn’t give a shit what the name of the brand is.

    I’d consider a softer CTA at this point if they’ve not wanted to jump on a call thus far.

    I think you’ve a decent premise for your email and so I’d split the “large list of companies” from the break up email and send them separately.

    The same feedback as above for this one. More conversational, more curiosity, less fancy.
